  • If required, paying regular outgoings relating to the property from rental payments upon written authority by the Landlord.
  • During the tenancy carrying out periodic property visits by an independent property inspector including a pre-checkout visit by the agency which is conducted approximately two weeks before the end of a tenancy in order to monitor the condition of the property and the performance of the tenant in accordance with their contractual obligations, sending you a full report of our findings and writing to the tenants where appropriate.
  • We will arrange any necessary day to day repairs to the property or contents of the property.  Minor repairs will be dealt with at our discretion. Where major works are necessary Acorn Property Management will obtain quotations and seek landlord's prior approval for such expenditure unless immediate action is required. We use trusted and approved trades people to carry out maintenance and unlike many letting agents all discounts we receive from contractors are passed on directly to the landlords, therefore saving our landlords a substantial sum of money.
  • Towards the end of the tenancy, we will liaise with the Tenant and Landlord regarding a renewal of the tenancy or arrange to check them out as applicable
  • If the tenant is moving out we will re-advertise the property for re-letting and continue the process with the minimum of vacant periods to ensure that you receive the optimum return from your property
